Hastings estate agents Rush Witt & Wilson have recently innovated the way in which they can market homes locally and nationally to a much wider audience.

They now offer their clients video virtual tours and presented video adverts.

Branch partner Guy de Vyea says: ‘‘Using video was on our radar before we went into lockdown and we started in February. We then went into national lockdown, but after a while it was safe enough for us to go to vacant property in PPE and record virtual tours to satisfy the growing demand from frustrated buyers wishing to look inside properties we had for sale.

"Once it was safe for us to return back to the office, many of our vendors didn’t want buyers to come around and view immediately.

‘‘But they did allow us in PPE to come into the property and record virtual tours that we can send to buyers or they can be viewed on property websites such as Rightmove and On The Market.

‘‘This worked brilliantly at the time for all concerned and became so popular that all our existing and new clients now want virtual tours as part of our marketing campaigns that include high standard photography, seven local branches, a superb online presence and experienced staff.’’

The presented videos that have been shared on the Hastings Rush Witt & Wilson Facebook page have really captured people’s interest, with a recent video recorded using a drone viewed 6,900 times in just five days.

Guy explains: ‘‘This video is a perfect example of the difference we can offer. The property had been marketed by another local agent unsuccessfully for nine months. We listed the property and recorded the video and it sold in just four days!

‘‘We have a range of videos on all types of property as we tend to post one a week to showcase what’s going on in the local property market. These videos have generated more than 85,000 views in a matter of months.”

Guy concludes: ‘‘Perhaps one of the most important lessons we have learnt recently is that by providing videos of property we can offer all our vendors and prospective buyers more accurate viewings.

‘‘They already have a great perspective of the property so neither wastes time with unnecessary viewings and the amount of sales we have agreed has gone through the roof as the market has become really busy in the past four months.”

Rush Witt & Wilson plan to offer all clients virtual video tours and now have a large TV in their shop window, showcasing videos of all property for sale rather than just a few that other estate agents can fit into their shop fronts.

Going forward, they plan to continue to grow a larger audience on social media, offering a diverse range of property and property-related news and views, neatly delivered via video and articles.
