FEELING flush? Fancy spending a penny (or two million)? If the answer to both of those is yes then this may well be your dream property.

A former public toilet in Silverhill is going under the auctioneer’s hammer next month with a staggering guide price of between £20,000 and £30,000.

For that the buyer gets the plot of land on Sedlescombe Road South and his and hers toilets – complete with taps, cubicles and a urinal.

James Emson, who will be auctioning the unusual property at Brighton’s Hilton Metropole Hotel on June 7, admitted staff had seen the funny side of the lot.

He said: “The sale of public toilets always raises a chuckle – the British sense of humour and all that.

“However, canny investors have been snapping them up across the south coast at our previous auctions as they have an eye on the future, when the former WCs are in a good location.

“There is potential for possible conversion or, perhaps, redevelopment, subject to all the necessary consents being obtainable. That’s where the appeal is.”

The council–owned convenience is one of a host of local properties for sale.

Others include the Highlands Inn Hotel in Boscobel Road, St Leonards, which is expected to make £480,000, and the former Beaconsfield pub in Hughenden Road, which has planning permission to be turned into four flats and a guide price of £140,000.

The local loo is the latest in a string of strange properties to be sold in Hastings.

Earlier this year a house with a giant electricity pylon in the garden was successfully sold despite the intruding eyesore being just yards from the back window and blocking the bungalow’s view of the garden.

Hastings is also home to one of the country’s only three-sided homes. The Cheese Cottage in the Old Town was built for a bet and remains one of the UK’s smallest homes.
